A new apartment complex is being planned in the Lake Dot neighborhood downtown.
The new Lexington Court complex will be located at 315 W Concord St (btwn Lexington Ave and Hughey Ave) [GMap].
The 109 unity 5-story building will offer 100% affordable units with an interior parking garage as well as residential amenities.
While retail was originally planned it’s no longer part of the proposal other than to allow for a phase two to the west of the building that would include commercial space.
The property is located in an area that has not seen much recent development but is blocks away from the planned Creative Village project.
The plan goes to the City of Orlando Appearance Review Board later this week.

It’s a little late to not like the 100% affordability component as its already secured financing from the State of Fl. Sure it would be great to have ground floor retail and market rate housing west of I-4 but its not currently financeable right now.

Interesting to see development here, disappointed to see no ground floor retail in this structure. Also not sure if I believe in 100% affordable housing structures, I’d rather see a single digit % requirement in all residential apt buildings thereby not concentrating the poor in a single location…and dooming the area and people to a vicious circle of poverty.
