The developers of The Princeton at College Park (Facebook) have released a new set of renderings for their project.
We first told you about the apartment complex being planned where Princeton St and Smith St split just east of Edgewater back in May [GMap].
The project has garnered a lot of interest from the College Park community.
Anthony Everett with Pollack Shores Real Estate Group told Bunaglower that the new elevations are a result of their meetings with neighbors and the city the past few months.
One of the biggest changes from our original story is that the project is now a maximum of five stories an not seven.
They have also added more detail to the renderings.
“Each elevation was analyzed in detail and the elevations were developed down to details like railing types and light fixture types,” he said.
Aside from showing more details and streetscape elements, he said the facades also got significant scrutiny from their design inputs sessions.
We were able to quickly notice more colonial style elements while other elements were toned down.
Everett says they are still working to bring out some more detail in the renderings to show the community how it comes together.
From a plan perspective, they added entrances on Smith St and Princeton St to separate the residential parking from the retail parking based on neighborhood feedback. This reduced the number of apartments from 228 to 226.
The project received approval by the Municipal Planning Board back in June. One of the conditions of approval was that they show they met with the community to gather input.
The project still requires approval by City Council.
There are some neighbors who are trying to start a campaign to stop or slow down the project with a campaign Rethink The Princeton. Most of their concerns center around the project being apartments vs condos and the increase in traffic.

So very ugly. If we end up having to have this in our neighborhood I really hope someone re-re-re-re renders it so it looks like it will fit in.

Not all that different from the new student housing complexes going up around UCF. This is the residential equivalent of a big-box store. The scale, the architecture…so wrong for College Park.

I think they should have more ground-level retail
The concern from the community, and part of the Rethink Princeton, is the density. The increase in the amount (quantity) of apartments, just because they are planning to put in trees. That will put 300+ cars on the road in that area, which is congested as is, and will cause traffic along the side street to increase. So, the main problem is the density bonus they received.
