Everything was “supported by the market”…..until the bubble burst, so that is not a good indicator. While $212/ft may not be too bad if it is not in need of reno, but most homes in downtown that range need substantial reno. $260/ft is more likely in places like Audobon Park.
To be fair, it’s a huge place. $212/sqft isn’t really bubble territory, ~$200/sqft has been the going rate in downtown neighborhoods for the past 3-4 years and is being supported by the market.
