Tuan Mai of VIP Investments LLC has filed paperwork to amend the Growth Management Plan for a lot located at 1100 W. Colonial Drive to Mixed Use Corridor Medium Intensity. The rezoning would allow for the development of a new mixed-use project that would include both retail and “personal service components.”

Currently the 2.73 acre lot is home to automobile repair shop Ultimate Auto Boutique and is split-zoned with Medium Intensity Mixed Use and General Industrial. The buildings were erected in 1965 and are currently not usable for retail space; they’re not air conditioned.

The new use would call for 124 parking spaces, enhanced landscaping, and a better parking lot layout.

Staff recommended this project for approval for the December 21 Appearance Review Board meeting.
