The first phase of Lincoln Property Company’s downtown two tower property is nearing completion. The 28-story tower will house a hotel and offices at the corner of South Street and Garland Avenue.

The second phase of the Church Street Plaza development will be a mixed-use tower on the corner of South Garland Avenue downtown and will sit atop the former Church Street Ballroom, which will be removed for the construction.

The new 32-story tower will contain 210,500 SF of office, 228 hotel units, 2,500 +/- SF of groundfloor retail, and 59,500 SF of ballroom and event space. The development will also add a total of 350 parking spaces in a garage that could connect to the phase 1 tower at multiple decks.

Lincoln is proposing a master plan amendment to allow for an intensity bonus of 5.0
for the development site which will be up for review at the October 15 Municipal Planning Board.
