A 12-story mixed-use tower is being planned for one of the densest neighborhoods in downtown Orlando, South Eola.

Vive on Eola (Website) will be located on the corner of Church Street and South Eola Drive at 205 S. Eola Drive [GMap] near Camden Lake Eola and will feature seven stories of micro-apartments, 3,800 SF of groundfloor retail, and 13,750 SF of office space.

The project is still in the pre-application process with the City of Orlando but if approved, Vive would bring roughly 128 units measuring just 350-550 SF. The apartments would feature fully-outfitted kitchens, washer and dryer units, and space-saving design pieces like pull-down beds.

What the apartments lack, the developer, Dix Developments (Website), hopes to offer in abundance in shared communal areas like a rooftop clubhouse area with two pools, grilling areas, and a gym. The building will also offer cleaning services.

A 400 SF micro-apartment is expected to rent for $1,200 a month.

If approved, the developer hopes to break ground by early 2021.
