A large new $50 million lakeside hotel project is eyeing up Winter Park.

If approved by the City of Winter Park, the Henderson Hotel would occupy the eastern shore of Lake Killarney, just south of Hillstone Restaurant at 250 Killarney Drive [GMap] with 132 rooms, an underground parking garage, and over an acre of open green space, including a new publicly-accessible park. Other features include a 220-seat restaurant and a 7,500 SF ballroom and meeting space.

The Victorian-inspired design, led by project architect Baker Barrios, calls for it to be the first LEED-certified, ground-up construction project in Winter Park history.

The project is led by Adam Wonus of Atrium Management and Eric Holm, CEO of Metro Corral Partners LLC, and has been workshopped the original plan quite a bit since it made headlines in 2019 – the parking was moved underground when Winter Park residents raised questions about its visibility lakeside.

The name, Henderson Hotel, is a nod to the Henderson family who once operated a motel next door to the property.

The project, if approved, would require zoning changes for a number of the lots it would occupy and a height variance to allow it to be built over the City’s current cap of four-stories in the corridor. The Henderson Hotel project is scheduled for a public hearing at Winter Park’s Planning and Zoning Board on December 1.
