Dapperdoff LLC has filed paperwork to build a new 10,000 SF development at 708 Virginia Drive [GMap], on a 0.93-acre lot that we told you was for sale back in January 2021.

The current plans call for the rezoning of the property from Industrial to Mixed Use Corridor Medium Intensity. An application for a Conditional Use Permit has been filed to allow for a cigar lounge with on-site alcohol consumption within 1,000 feet of a school, in this case, that would be the Lake Highland Prep baseball fields.

A request has also been filed to increase the maximum building height to 50-feet for the property.

The working name for the cigar lounge concept is “JNICOT,” in honor of Jean Nicot, a French diplomat credited for introducing tobacco to France. The building will be constructed using shipping containers and plans also call for a “VIP smoke terrace,” coworking spaces, conference rooms, and a business/social lounge area as well.

The property is currently home to a number of businesses like ShirtWorks Orlando (Website), Select Cars of Winter Park (Website), and Commercial Roofing Consultants.

A time table is not public at this time.

  1. There’s already a great cigar lounge (intimate, cozy, but with great selection) on Virginia , called Nora’s Sugar Shack. I hope this doesn’t put Nora out of business. I intend to continue purchasing my cigars from Nora’s.
