Plans created by Baker Barrios for the redevelopment of Fashion Square were just submitted to the City of Orlando Municipal Planning Board for review that share plans for additional retail, residential, and hotel uses for the site.

The 45-acre site plan, if approved, would include a mix of townhomes, multi-family residences, live/work units, and commercial uses and restaurants, as well as two new parking garages over four separate phases.

The first phase will consist of 5-7 story residential buildings with 400 units, 32 live/work units, 38,000 SF of new retail, and a 120-room hotel. The second phase of development would add another 450 units with 40 more live/work units, and more parking. The third phase would see a total of 1,400 units on the property all together with 5,000 SF of additional commercial space and the fourth phase will add another 24,000 SF of commercial space to the property footprint.

Existing structures like the Macys and parking garage on the northside of the property will remain, and the nearby Dick’s Sporting Goods and Olive Garden/Longhorn Steaks properties will remain. The plans also call for a central park area that will host public programming like outdoor concerts and movie nights.

The project is being led by New Jersey-based M and M Realty, which is affiliated with Bancorp, which purchased the property when it was in foreclosure in 2016.

A project timeline has not been made public at this time.

  1. I am sooo glad this area is going to change. It has become an eye sore. Also for the locals like me, need a nice place to shop, hang out, without having to drive to Mall of Millenia or Florida Mall!

  2. I think this is a terrible idea. We don’t need more housing. This area is already to congested. We just need the mall to get the hotel attached like planned and maybe a slight reduction in size of the mall

  3. Will the movie theater in the current mall stay or be incorporated somewhere? It would be a shame to lose that as I would have to have to drive to City Walk, I-Drive, Winter Park or other further away places to go see a movie in the theater.

  4. Hope it happens. This is a prime piece of real estate. A redevelopment could have a big impact on E Colonial and surrounding areas.

  5. Have they done an extensive traffic study on this area? Are plans in place to mitigate the impact of all of these apartments on driving in the area? Maguire Blvd., Colonial Drive and Bennett Road all are heavily congested now. With unprecedented growth in and around Orlando and roads becoming slow moving parking lots, it seems to me this should be a top priority

    They have been talking about redeveloping this mall since the Navy base closed. I think that was 20 years ago. I’ll believe it when they start moving dirt.

  7. I hate when developers call a place ” Pedestrian Friendly ” yet the 70% of the project has roads & parking lots.

  8. I’ll believe it when I see it. Happy that there’s activity again. That area is currently such an armpit, but great potential.
